Please note this property operates on SELF CHECK-IN system only (one of reasons why our price is so cheap), so there may not be staff onsite to collect payment from you or assist you checking in.
If the credit card you input on online booking have insufficient funds or is invalid, please call/sms +61403215314 (Frank property manager) immediately to organise full payment. This can be in the form of credit card payment, payID, bank transfer, paypal or ATM deposit etc.
Failure to do so may result in you turning up to a property fully booked without any room allocated to you.
This is because up to 50% of customers who book without prepayment do not show up, so we just allocate rooms to whoever have made the payment first.
Once payment is made, you will be informed the front door password, your room number, and the lockbox code to access room key on your check in date.

Any check-in earlier than 14:00 is possible provided the previous night’s guests have moved on and we cleaned the room. You can leave your luggage in our luggage storage area at your own risk.
Check-out is at 10.00. Simply leave the room key in the lockbox when you check out.
Early arrivals or late leavers can stay and wait in our common area.
If you book for one person only, then no visitors will be allowed on property. To add visitor(s), please modify to 2 people in booking or contact property manager Frank 0403215314.
If you turn up with more headcounts (infants and toddlers not allowed) than your original booking, then we may have to charge you extra $20 per head / night or not able to allow you in the property. No pets allowed. There may be CCTV to monitor this.
Please note during winter we recommend you bring extra blankets or rent separate heater from us at $10 per night to partially cover the high energy cost it would incur us. We do provide a doona but sometimes Melbourne get extremely cold. To book heater in advance, pls contact Frank 0403215314
15 Charles Abbotsford Homestay is an extremely low price budget homestay with very limited services. Although we provide you with 1-2 towels per room, some soap in shower, and blankets, we encourage you to BYO too as there may not be staff or adequate supplies on site to assist you.
There will be no 5 star cleanliness, no soundproofing, some stains and marks on curtains and old furnitures etc. This is why we are listed as budget homestay/hostel not a hotel. We are a low quality budget accommodation more suitable for clients who just need a place to crash for the night. ‘Karens’ will not find it comfortable here.
Please also make sure you have TRIPLE CHECK all the relevant pictures, size, description and reviews specific to the room or capsule pod you book. This is because we will not give any refund for last min cancellation if the rooms or house do not meet your expectation. If you wish to upgrade or make any changes subject to availability, you can contact me directly.
If you have booked for our capsule pod, we recommend you bring a padlock so you can lock our belongings in a locker. The capsule doors are not lockable, it is curtain.
All our capsule pods are only 3sqm in size (and 1m in height), fits a single bed, equipped with own mirror, ventilating fan, USB ports, digital control panels, adjustable colour reading lights, safe locker, foldable table, clothes hanger & curtain door for privacy. They look like space shuttles.
All of our queen room or ensuite room are about 10 sqm in size, fits a queen bed, equipped with wardrobe, miror, table and chair, fan etc
Queen rooms are about 5 times more spacious than capsule pods.
All beds are fully equipped with power points, reading lights, pillow and linen.
Free WIFI, blanket, soap & shampoo, towel, bread, tea & coffee also provided.
Shared facilities include a modern kitchen, a TV lounge area with Netflix, a courtyard, backyard garden, a guest coin laundry and dryer.
To get to the property from airport, there are 2 options:
1) Skybus to Southern cross station, before taking a train to West Richmond station. Skybus runs every 15 mins 24/7. Train and trams operates 5am to 11pm. Total cost $30+ per person
2) Take a direct taxi $60-$80 or uber around $50-$60+.
If you have a car, you can park on street for free. Please just make sure you check the parking sign properly (eg 2P, 4P, unlimited time zone, permit zone etc).
